Set the deadline first

Announce an offer deadline before the first showing. Buyers respond to a stated process; they disengage from an unclear one.

Compare terms, not just price

The highest number is not always the strongest offer. Financing type, contingency count, deposit size and closing flexibility often matter more than the last five thousand.

The goal is not the highest offer on paper. It is the highest offer that actually closes.
